Traditional real estate is built around the physical agency: an office, a salaried agent, high commissions, and a limited geographic area. IAD has deconstructed this model piece by piece. Founded by Malik Benrejdal and headquartered in Lieusaint, France, IAD is a network of independent real estate agents who work remotely, without physical offices, across the entire country — and now across nine European countries. The model is asset-light by design: IAD owns no offices, bears none of the fixed costs of a traditional agency structure, and passes those savings on through lower commissions for clients and higher earnings for agents. IAD agents are independent representatives who use the network's technology platform to manage negotiations, documentation, and client relationships. The network counts over 20,000 agents, making IAD one of Europe's largest real estate networks by active headcount. The growth mechanism is also network-driven: each agent is incentivized to recruit new colleagues, with a multi-level compensation structure that creates a flywheel of organic expansion. The model has driven millions of transactions and attracted a client base that values the combination of technology, flexibility, and commission savings. IAD has shown that real estate — traditionally one of the last sectors to digitize — can be disrupted not only through technology but through a radically different organizational model.
